Sleeping up to six guests, this peaceful retreat combines spectacular fell and water views, a spacious upstairs living area, a full-length private balcony and a rear garden.

Powered by solar panels and equipped with Starlink satellite internet, Oak Tree Cottage offers a unique countryside escape with modern comforts, including a well-equipped kitchen with an air fryer.

The Property

Oak Tree Cottage is a characterful converted barn situated away from busy roads, surrounded by beautiful natural scenery and wildlife.

The bedrooms and bathrooms are downstairs, while the entire upper floor features a large open-plan kitchen, breakfast bar, dining area and living room, opening directly onto the full-length private balcony.

Bedrooms

The cottage accommodates six guests across three bedrooms:

• Bedroom One: King-size bed
• Bedroom Two: King-size bed
• Bedroom Three: Two single beds

Fresh bed linen, bath towels and hand towels are supplied for all guests.

Bathrooms

Oak Tree Cottage has two bathrooms, including a main family bathroom and a separate en-suite.

These provide additional comfort and convenience for families and groups travelling together.

Upstairs Open-Plan Living

One of the cottage's standout features is its spacious upper floor, bringing together the kitchen, breakfast bar, dining table and comfortable living room.

The kitchen includes an air fryer, making it convenient for preparing meals during both short breaks and longer stays.

It's a wonderful space for dining together and relaxing after a day exploring the Lake District.

The open-plan living area leads directly onto the private balcony, allowing guests to make the most of the beautiful countryside setting.

Please note that internal stairs are required to access the entire upstairs living area, kitchen and balcony.

Full-Length Private Balcony

The cottage benefits from a beautiful full-length private balcony with outdoor seating and views towards the surrounding fells and water.

Enjoy your morning coffee overlooking the countryside, relax in the fresh air or watch the landscape change throughout the day.

Private Rear Garden

Oak Tree Cottage also has its own private rear garden with outdoor seating, offering another lovely place to relax and enjoy the peaceful surroundings.

Guests may bring disposable BBQs for responsible use in the rear garden. BBQs are not supplied.

BBQs must be used on a suitable heat-resistant surface, away from grass, decking, buildings and vegetation, and fully extinguished and disposed of safely.

Solar Power and Starlink Wi-Fi

Oak Tree Cottage is an off-grid property powered by solar panels.

Guests can enjoy normal, unrestricted electricity usage throughout their stay, without needing to limit everyday activities.

Starlink satellite internet provides connectivity for browsing, streaming and remote working.

Internet speeds may vary depending on weather and network conditions.

Surrounded by Nature

The surrounding grounds include woodland, wetlands, open countryside and three ponds, with the River Keekle nearby.

The area attracts a variety of birds and wildlife, including deer and occasionally otters.

Although wildlife sightings cannot be guaranteed, the setting provides wonderful opportunities for photography, birdwatching and enjoying nature.

Walking and Cycling

The Coast to Coast route passes approximately 200 yards from the cottage, making it an excellent base for walkers and cyclists.

Secure bicycle storage is available for guests bringing their own bikes.

Exploring the Western Lake District

Ennerdale Water is approximately a 10-minute drive away, offering beautiful mountain scenery and peaceful lakeside walks.

Loweswater is around 35 minutes away, with Crummock Water and Buttermere offering further opportunities for walking, photography and sightseeing.

Nearby Longlands Lake is another lovely destination for gentle walks and wildlife watching.

Keswick and Derwentwater offer boat trips, independent shops, restaurants and access to the northern Lake District.

For coastal days out, Whitehaven offers a historic harbour, shops, cafés and attractions including The Beacon Museum and The Rum Story.

St Bees provides a beach, sandstone cliffs and scenic coastal walks.

Families can also enjoy Muncaster Castle and the Ravenglass and Eskdale Railway.

Guest Access and Parking

You'll have exclusive use of the entire cottage, including all three bedrooms, both bathrooms, upstairs kitchen and living area, full-length balcony and private rear garden.

Ample free private parking and secure bicycle storage are available.

Please follow the arrival instructions carefully due to the rural location.

Important Rural Information

The surrounding grounds include woodland, wetlands and three ponds.

Children must be supervised around open water, and suitable footwear is recommended when exploring the countryside.

Weather and seasonal conditions may affect outdoor grounds and access routes.

Before Your Stay

Guests are required to complete our disclosed pre-arrival requirements, including identity verification and acceptance of our rental agreement.

Security Deposit and Damage Protection

Before check-in, guests are required to choose one of two options:

• A refundable £250 security deposit, processed as a temporary card pre-authorisation. The hold is released following checkout provided no charges are due.

• A £39 non-refundable damage waiver covering up to £250 of qualifying accidental damage, subject to its terms and exclusions.

Both options are arranged securely through our guest portal.

Full check-in instructions are normally provided approximately 24 hours before arrival once all required pre-arrival steps have been completed.
